Our licensed inspector will meet you at your property, do a survey of the home, conduct the visual inspection, and present you with copy of our agreement and all of your cost options.
- Assuming the visual inspection reveals no signs of deteriorating paint a drawing of your property’s floor plan will be prepared and we will commence with the dust sampling. Each room in the home will be sampled by taking a swipe sample from the floor or window sill. If the home has original windows a second swipe taken from inside the window trough is required.
- Your samples will be boxed up and forwarded to our certified lab for analysis. Results generally take 5 – 8 Business days. Expedited results are available and can be made available in as little as 24 hours.
- Test results and any additional instructions will be forwarded to you by email by the close of business on the same day that results are received from the lab. Passing tests will have MDE Full Risk Reduction certificates prepared and mailed out by the following business day.
- Failing Results will be accompanied with suggestions for making repairs. You will have 10 days to make needed repairs and schedule for your re-inspection.
Maryland’s Reduction of Lead Risk in Housing law requires owners of rental properties built before 1978 to register their units with Maryland Department of the Environment (MDE), distribute specific educational materials, and meet specific lead paint risk reduction standards at certain triggering events.
